SUMMARY OF JOHN AND JAN WINKLER’S COMMUNITY MEETING FOR THEIR PROPOSED BOUTIQUE HOTEL “INN ON CORNISH” TO BE LOCATED ON WEST CORNISH ROAD IN BLOWING ROCK. MEETING TOOK PLACE THURSDAY OCTOBER 26, 2017 AT BLOWING ROCK TOWN HALL
1. The meeting was very well attended by a ”standing room only” capacity crowd of town citizens including all elected town officials except Mayor J.B. Lawrence and Council Member Doug Matheson. Mayoral candidate Charlie Sellers and Council candidate Virginia Powell attended the meeting. The proposed project appeared to be generally well received by those attending the meeting.
2. A formal presentation with visuals was given by the Winklers who have extensive experience in the High Country in real estate development, construction and property management. Their architect and engineer joined them in making the presentation. The following are major points from their presentation and responses to audience questions:
a. Project plans have carefully made provisions for potential property flooding and water retention. John visited the site during the recent extraordinary rainfall to observe water impact and to satisfy himself that his plans would handle it.
b. There will be 21 rooms with a variety of room sizes in the hotel.
c. There will be no restaurant, bar or large meeting rooms in the hotel . Guests will be encouraged to use those facilities that are already operating nearby.
d. Exterior building materials will give the hotel an attractive mountain image while meeting or exceeding town codes.
e. Building of the hotel will start next spring (2018).
f. The estimated $ 3,000,000 property value of the hotel will yield approx. $ 11,000/yr. in property taxes to the town. The 6% occupancy tax on the rooms will yield additional amounts to the Blowing Rock Tourism Development Authority.
